The Full Story
Babcock & Miller Contracting, LLC takes a proactive approach to property maintenance by developing a detailed preventative maintenance calendar for each property. We manage the selection and performance of service vendors to execute this plan, including reviewing contracts, monitoring performance, and replacing underperforming or overpriced vendors. At the Board’s request, we will obtain three competitive bids for all ongoing contracts or major projects to ensure the best value.
What sets us apart from other condo maintenance companies is our unique approach: we can handle routine maintenance entirely in-house, ensuring consistent quality and reliability. Additionally, we selectively bid on larger projects when our schedule allows, offering flexibility, cost efficiency, and comprehensive support to meet our clients' needs.
Regular Site Inspections
Babcock & Miller Contracting, LLC works with the Board to develop a checklist of key areas to inspect during each site visit. We conduct an initial inspection as well as Spring and Fall inspections to ensure the property is maintained to the highest standards, identifying and addressing potential issues before they become major concerns.
Coordination of Large Capital Projects
For large, non-recurring capital projects exceeding 10% of the annual operating budget, Babcock & Miller Contracting, LLC will oversee the process from start to finish. This includes soliciting multiple bids, coordinating vendor access, holding regular meetings with contractors, inspecting work, and negotiating on behalf of the Association. Crisis Response
Babcock & Miller Contracting, LLC provides 24/7 access to property managers to resolve any emergency situations that threaten the safety of residents or cause property damage, ensuring immediate action when it is most needed.(See Maintenance and Service Fees).
Facilities Maintenance and Vendor Management Process
At Babcock & Miller Contracting, LLC, we understand that the quality of property management depends heavily on vendor performance. Unlike many traditional property management companies, we prioritize active vendor management and ongoing monitoring of vendor performance. We select vendors based on the specific needs of the Association, with no conflicts of interest.
Our process begins with an initial property assessment to create a maintenance calendar, followed by recommending trusted vendors. The Board ultimately decides which vendors to use. Once chosen, Babcock & Miller Contracting, LLC formalizes agreements, manages vendor performance, and ensures that any dissatisfaction with pricing or performance leads to a fresh round of bids. For larger projects, such as major roof repairs or building reconstruction, we obtain at least three bids from qualified vendors.
Maintenance and Service Fees

Monthly Service Fee: $5/unit; $250 minimum
